Casanova offers everything you could hope for from a traditional Umbrian farm house, combined with everything you would dream of in contemporary living. Set in rolling countryside, the house has peace and tranquillity in abundance. A thirteen metre swimming pool looks out over sunflower fields and olive groves to the mountains of the Marche in the distance.
All rooms have wonderful views, high beamed ceilings and floor fans. There are also camp beds and a travel cot which can be used as long as the house capacity is not exceeded. The layout with double bedrooms and bathrooms at either end of the house, means that if two families are sharing the house they can enjoy their own space. There are two living rooms; the Grand Stalla with it’s vaulted ceilings, fire place, and large french doors to the garden, is a cool place in summer. Relax, read, play the Broadwood 6′ grand piano. The Small Stalla with it’s enormous old fireplace is great in winter.
Eating is a very important part of any holiday, especially in Italia! Cooks will adore the enormous farmhouse kitchen. It has high vaulted ceilings and two sets of french doors, one leading on to the garden and the other directly onto the loggia. There is a Smeg five-burner oven, double fridge freezers, bread and pasta makers, double stainless steel sinks. A huge range of pots pans, a wok, knives and utensils. Take advantage of the mouth watering selection of fresh Umbrian produce available. Join the locals in spring, searching for fresh wild asparagus in the hedgerows to add to your risotto or frittata. For al fresco cooking, there are also two barbecues and a large brick pizza oven.
The house sleeps ten in five large bedrooms. There are two double aspect, double rooms at either end of the house, two twin rooms, one of which can be configured as a double and a children’s room with bunk beds. There are two bathrooms with large mosaiced walk-in showers and one with bath. Downstairs there is a third shower room and lavatory.
Sangemini is situated in the South of Umbria, just over an hour from the airports of Rome. It’s surrounded by history and culture from Assissi and Gubbio just 45 minutes north to the wonderful cathedral at Orvietto and the music festivals of Perugia and Spoletto. The Colosseum, The Forum and Trevi fountain, The Vatican City and the Sisteen Chapel, the Tivoli Gardens are all an easy day trip. By train from Terni or Orte, you can be in Florence or Sienna by mid-morning.
The medieval town of Sangemini itself is the perfect Italian experience where you are very unlikely to bump into fellow tourists. Sangemini hosts it’s own summer festival of music as well as the Medieval Giostra Dell’Arme in autumn which draws people from all over Italy. At Christmas and you can see the annual cheese rolling contest as teams from the area compete to roll massive cheeses up through the cobbled streets. There is an Opera Museum, The Geo Lab Centre for Earth Sciences and a short drive away Carsulae, Roman amphitheatre and settlement.
TELEPHONE AND INTERNET:
There is a telephone available to guests at the house. There is wifi internet available on request. Although out of range of ADSL, the house has ISDN lines which offer up to 128kbs available, this means it is a dial-up service that is added onto your phones bill.
The adventure playground allows children of all ages to play in the shade, and there are also two other swings. Inside, there are children’s DVDs and VHSs, large quantities of toys and a small inflatable paddling pool. For babies and toddlers there is a high-chair, a pushchair, travel cot, changing mat, potty and a pair of baby monitors. There is a wide selection of children’s cutlery, plates and drinking cups.
MEET AND GREET:
You will normally be met by our English speaking representatives who live ten minutes from the house. A welcome pack with basic food and drink can also be made available for your arrival on request.
The house is owned by Music for Television Ltd, a UK based music production company. If you wish to rent the house for business use then you can be invoiced by our UK limited company. VAT is applicable to business rentals but not for normal private use.
The 13 metre swimming pool surrounded by a large terrace with views across the valley. There are plenty of sunbeds, large sun umbrellas and an ever changing collection of inflatable toys. The pool is just over 1 metre deep in the shallow end and 2 metres in the deep end. There is also an inflatable paddling pool for babies and very small children. There is underwater lighting for midnight swims. The pool is opened from late May until September.
The two acres of garden offer space to relax, shade and tranquillity.
The garden has walnut, fig, plum, apricot, apple and olive trees, there are several separate sitting and eating areas taking advantage of the glorious views in all directions.
There is a hammock plus an adventure playground with tree-house, swings, slide, climbing wall and monkey bars. The spacious loggia is the focus of most summer living and where most guests eat and relax. West facing, it catches the last sun of the day and has views up the valley. There are two barbecues and a pizza oven.

Depending on demand, we do sometimes accept bookings for short breaks, non-Saturday to Saturday bookings and reductions for small parties of 6 or less.

1/ What’s Included in the Rental: Our price includes use of water, electricity, gas for cooking and hot water, cleaning before your arrival and linen (sheets, pillow cases, bathroom towels and tea towels) each week for the number of guests stated. You’ll also find a courtesy bar of soap and a toilet roll in each bathroom to get you off to a good start – naturally, you’ll need to shop for further supplies as your holiday progresses. There are no additional charges (other than heating in the cooler months). Please note that a modest handling charge of 2% is added for bookings made with Visa and MasterCard credit cards. UK debit cards carry no additional charges. Rentals are charged in UK pounds.
2/ Booking Dates: The house is usually let Saturday to Saturday. From October to March, arrival and departure dates can be more flexible.
3/ How to Book: Complete the booking form with your credit card, UK debit card or enclose a cheque or a bank transfer. Upon receipt of your form, we will confirm your booking and the date) on which the rent will be charged: if the booking is more than 8 weeks before your holiday, a 30% deposit is due with the balance payable 8 weeks before departure; if you are booking less than 8 weeks before your holiday, the full rent is due. Instructions for arriving at the house and obtaining the key will be provided upon receipt of the full rent.
4/ Arrival: Arrival should be at 5.00 pm to allow time for cleaning, unless a different time is shown in the summary box. If you will be arriving later, please let us know as early as possible so we can tell the keyholder. Please note that arrivals after 9.00 pm are not usually possible unless by prior arrangement.
5/ Departure: Departure should be by 10.00 am. You are responsible for leaving the property reasonably clean and tidy as time is limited for preparing for the next guests, otherwise charges may be made for additional cleaning.
6/ Number of People: Maximum of 10 guests. Under no circumstances may more people stay at a property than stated on the booking form. Where discount is given for small parties then the number stated must not be exceeded.
7/ Extra Domestic Help or Cook Can be provided at most houses where not already included: please enquire when booking.
8/ Cancellations and Insurance: Should you have to cancel, we are not able to make a refund unless your rental period is subsequently re-let. If the period is re-let, we will refund up to 85% of the total rental costs, retaining 15% to cover administration. If we are not able to re-let your weeks, we will be unable to give a refund and you will be liable for the entire cost of the rental, whether or not rent for the entire period of your stay has been received. For this reason, we ask you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of another property or a refund in full.
9/ Cancellations by us: In the unlikely event that we should need to cancel or alter your booking, our liability is limited to the return of any monies paid plus up to a maximum of £500 compensation.
10/ Possible Problems In the unlikely event of a problem arising in Italy, you should first consult the House Book and follow its advice. If this does not solve the problem, you should contact our local representative. We cannot accept complaints made after you have left the holiday property if we have not been told of the problem and given the opportunity to put it right. We make every effort to ensure properties are maintained to a high standard, however we cannot be responsible for power cuts, interruptions to mains water or similar problems outside our control.
11/ Breakages, Damage etc You are responsible for all breakages or damage done during your holiday. Minor breakages (glasses, crockery etc) should be replaced before the end of your holiday. More serious damage rarely happens, but we need your authorisation to charge your card for any breakages you cannot replace, damage to the property or furnishings or additional cleaning if the property is not left reasonably clean and tidy. All serious breakages or damage should be reported to our Italian representative immediately to enable us to inspect and ascertain responsibility. Your breakage deposit of £300 will be returned to at the conclusion of your stay, less the cost of any breakages and telephone calls.
12/ The Phone: The cost of any calls you make will be deducted from your damage deposit.
13/ Heating in the Cooler Months: The cost of fire wood, gas or electricity for heating is not included in our price and should be paid in euro directly to the owner or keyholder.
14/ The house provides lots of facilities for recreation including a swimming pool (during open season), swings, an adventure playground and many others. The use of these facilities should always be under adult supervision and always at you own risk.
